LOL!!!  There are only 14 homes listed for sale on the MLS in Huntington Woods.  There is a home that possibly meets all of the criteria of Shiela & Jorge (this is how they spell their names).  They are reasonable, “highly qualified” & motivated home buyers.  I emailed them a home that had been for sale for quite a while.  The original list price was $189,900.  This is a bargain for Huntington Woods.  The current price is for $175,000.  That is a $15,000 price drop.  They did not even tour the home.  They had already concluded that there must be something wrong with the home!

 

Overpricing your home makes your home look like the “there must be something wrong with him” guy!  Don’t list it for high and think people want to knock the price down in a sellers market.  You will likely end up with less & devaluing your property. When it comes to your home in Huntington Woods, price it right & have people pay you over the market price!  When your home is priced just right and properly marketed, you should expect full offers & even multiple offers over market value!
